Tokyo Serviced Apartment
A complete interior fit-out for a serviced apartment in central Tokyo — custom cabinetry, furniture and finishing materials.
Project Background
The client, a serviced apartment operator in Tokyo, needed a consistent, high-quality interior fit-out across multiple units. They required custom wardrobes, kitchen cabinets, bathroom vanities and a coordinated furniture and soft furnishing package that matched the building's contemporary Japanese design language — clean lines, warm wood tones and efficient use of compact spaces.
Client Requirements
- Custom cabinetry designed to maximize storage in compact apartment layouts.
- Coordinated furniture and soft furnishing across all units for brand consistency.
- Materials suited to Japan's climate and building standards.
- Clear production schedule with phased delivery to match construction timeline.
Products & Materials Supplied
- Custom-built wardrobes with integrated storage for all units
- Kitchen cabinets with compact, space-efficient layouts
- Bathroom vanities with under-mount storage
- Wood wall panels in living areas for warmth and acoustic comfort
- Coordinated lighting package — recessed and decorative
- Loose furniture — sofas, beds, dining sets, coffee tables
- Soft furnishing — curtains, blinds and cushions
Design & Material Strategy
We used warm oak veneers and matte finishes to create a calm, residential feel within a compact footprint. Cabinetry was designed to millimetre precision to fit the building's standardized unit layouts. All materials were selected for durability in Japan's humid summer conditions, with moisture-resistant substrates throughout.
How We Delivered
From order confirmation to final container arrival.
Design phase: Detailed shop drawings based on the developer's architectural plans, with 3D renderings of each unit type.
Sample approval: Material swatches and finish samples shipped for client approval in Tokyo.
Production: 8-week manufacturing with phased delivery to match the construction schedule — first batch for model units, then bulk production.
Quality control: Each batch inspected for dimensional accuracy, finish consistency and packaging integrity.
Shipping: Consolidated containers shipped CIF to Tokyo port with full Japanese import documentation.
The Result
All units were delivered on schedule with consistent quality across the entire project. The developer achieved approximately 25% cost savings compared to local Japanese millwork quotes. The model unit received positive feedback from prospective tenants for its warm, well-organized interiors.
