Nairobi Boutique Hotel
A 48-room boutique hotel fit-out — delivering consistent quality across every guest room and public space.
Project Background
A hotel developer in Nairobi was building a 48-room boutique property targeting business travelers and tourists. They needed a complete FF&E (Furniture, Fixtures & Equipment) package that would give every room a consistent luxury feel — while keeping per-room costs within a fixed budget. Managing 15+ separate suppliers was not feasible for their project timeline.
Client Requirements
- Consistent finish and quality across all 48 guest rooms.
- Durable materials suitable for high-turnover hospitality use.
- Complete furniture package: bed frames, nightstands, desks, chairs, wardrobes.
- Bathroom fit-out: vanities, mirrors, toilets, shower enclosures.
- Public area materials: lobby marble, restaurant furniture, curtains, lighting.
- Fixed per-room budget with transparent pricing.
Products & Materials Supplied
- 48 × custom bed frames with integrated bedside tables and reading lights
- 48 × wardrobe systems with safe box, minibar cabinet, and luggage rack
- 96 × bathroom vanities with stone tops and under-mount basins
- Lobby marble flooring and reception desk cladding
- Restaurant dining chairs, tables, and banquette seating
- Full blackout curtain systems for all rooms
- Corridor carpet and guest room engineered timber flooring
Design & Material Strategy
We produced one complete 'model room' set first — shipped in advance by air freight — so the developer could inspect every item, test durability, and approve the full package before bulk production. This de-risked the entire order. All guest room items were designed with hospitality-grade durability: reinforced bed frames, commercial-grade fabrics, and scratch-resistant surfaces.
How We Delivered
From order confirmation to final container arrival.
Model room phase: One complete room set produced, air-freighted, and approved within 4 weeks.
Bulk production: 10-week manufacturing run with dedicated QC team assigned full-time to this project.
Progress reporting: Bi-weekly video calls showing production status; photos of each product category before packing.
Containerization: 8 × 40ft HQ containers, loaded by room type for easy on-site distribution. Color-coded labeling per floor and room number.
Logistics: CIF to Mombasa Port with bonded trucking to Nairobi. All import documentation prepared by our export team.
The Result
The hotel opened on schedule. The per-room FF&E cost came in 30% below the developer's original budget based on local and European quotes. All 48 rooms have consistent quality — a key requirement for the hotel's brand standard. The developer has since commissioned us for their second property, a 72-room hotel in Mombasa.
